Our Approach to the Design-Build Process

 We take great pride in our work and believe there should be processes in place to ensure high-quality results.  We are not the firm that promises to have the job done in 6 weeks and then takes twice that long.  We do what we say. We work hard to make sure that we provide each client with exactly the finished product they expect, for the price that they expected it to be. In order to provide accurate quotes and timelines, we ask a lot of question up front. 

Phase 01

We Chat

We’ll ask about your project, budget, and time frame to see if Paul Kowalski Builders is a good fit for your project.

Short Survey

If it looks like we might be a good fit, we’ll ask you to complete a brief survey to help us with the details.


We’ll call you to fill in any additional information that we need and set up an appointment to come visit you.


Field Appointment

We’ll stop by your home to talk about your goals for the project, gather information about the existing structure, take photos, and talk about the look and feel of the finishes. All of this information will help our estimator construct a design proposal that meets your budget and your needs.

Design Proposal

We’ll share a design proposal that contains the basic scope of work and the project price range. This pertains to the design portion of your project only.

Design Phase

After you sign off on the design proposal you’ll meet with us in our design center to select finishes with an interior designer. Our draftsman and tradesman will visit you to gather measurements and provide a professional draft. We’ll also assign a project manager to you to keep your project running smoothly.


Final Estimate

Your final estimate is based on plans, engineering, your design choices, and information provided by our tradesman. This estimate represents the fixed price of your project. It holds no surprises and provides a clear scope of work. It is an honest, thorough document.

Phase 03

On Site Meeting

After a contract is signed, we will record a start date to begin the construction and project management phase. This starts with a meeting with your project manager. He will go over details of the project, jobsite logistics, and site access. We’ll work to make the construction process as stress-free as it can be.

Under Build

We’ll assign you a login to our BuilderTrend software so that you are always in the loop. Once your project starts your project manager will be updating your construction calendar at least once weekly, reporting about your jobs in the logs section at least twice weekly (including pictures!). If you have a change to the project, no problem, the project manager will produce a change order via BuilderTrend and you will be alerted that you have a change order that requires your review.

Walk Through

Once we have passed all of our inspections and substantial progress is reached, we will set up an opportunity for you to walk through with your project manager to assure your satisfaction. If for some reason there are items to be resolved, we will create a punch list and post it on the log to ensure we have heard your concerns and have a plan to get them resolved.

Warranty Period

After job completion, PKB is still there for you. We have a one-year workmanship warranty on your project. You can use the same BuilderTrend software login to send us any warranty requests that occur. You will be contacted shortly after to make sure a representative from PKB will come out to see the issue first hand.  We want our work to represent us and serve you as designed for the long haul.
